I found this stuff on the net recently and it is a great shelter for abandoned and homeless children.
SOS Children's Village in Jakarta is situated in Cibubur.

SOS Children's Village Jakarta is situated at Cibubur, on the outskirts of Jakarta. Jakarta is not only Indonesia's capital, but also its largest city. Like many urban areas in developing countries, Jakarta has to cope with strong social problems, such as poverty, unemployment or homelessness. When their families live under bad conditions, children often suffer most. SOS Children's Village Jakarta was built on a three-hectare site and officially inaugurated by SOS-Children's Villages' founder Herrmann Gmeiner on 14 March 1984. It consists of 15 family houses, the village director's house, an aunts' house (aunts are family helpers who support the SOS mothers), a community house, a garage with a workshop and an administrative and service area. Up to 150 orphaned or abandoned children can find a new home there.

The SOS Children's Village also has a library with a computer laboratory, a playground and a sports field where children can have fun. At the entrance to the SOS Children's Village, a traditional assembly hall was erected in 1993. This open hall, called a 'pendopo' in Indonesian, is used for all kinds of assemblies, parties, dancing and even sports events.

There is also an SOS Kindergarten, which is attended both by SOS children and by children from the neighbourhood. It offers day-care for up to 90 children. The older children attend private or state elementary and secondary schools.

Adolescent boys usually move from the village to the youth facility when they start a vocational training course or go on to higher education. With the support of qualified youth workers, the young people develop realistic perspectives for their future, learn to shoulder responsibility and increasingly make their own decisions. They are encouraged to develop team spirit and build up contacts with relatives and friends, as well as with the relevant authorities and potential employers.

The SOS Social Centre offers family strengthening, health counselling, community support, counselling and psychological support. The programmes are designed to ensure that children have access to essential services, such as education, health services and psycho-social support. Families are assisted with income generation. They also receive help when dealing with the authorities. People's parental skills and awareness of children's rights are improved.

JAKARTA, KOMPAS.com - FOREIGNERS may be allowed to own apartments and even commercial property in Indonesia under a revised rule expected by the third quarter of this year, Indonesia's investment chief said yesterday.


The move is likely to draw investors into South-east Asia's biggest economy and increase the flow of foreign capital into the country.

'The government is committed to continuously review policies to make it easier to invest in Indonesia,' said Mr Gita Wirjawan, chairman of the National Investment Coordinating Board, at a forum in Singapore yesterday.

'I am optimistic that once we can be seen to be taking steps in the right direction, we'll be able to reach a 15 per cent increase in foreign investment over last year's US$14 billion (S$19.6 billion).'

His remarks were welcomed by property market watchers and expatriates in Jakarta. It was the clearest indication yet that the government was relaxing the rules on foreign ownership of property in the country, they said.

The move also comes at a time when improving fiscal stability could earn Indonesia an investment grade sovereign rating within a few years, according to Bloomberg News.

KOMPAS.com - All traffic police have a repertoire of moves to direct vehicles, but they're pretty functional - after all, the job is about impersonating a traffic light. However, one U.S. officer has taken the Internet by storm after turning his duties into a spectacularly choreographed artform. For Tony Lepore, directing traffic is no mere routine - it's a dance routine.

He spins on his heels, drops to his knees, falls back on his hands and springs back upright. Blowing his whistle rhythmically, he points his white-gloved fingers frantically from side to side.

Although Mr Lepore, 62, from Providence, Rhode Island, has been entertaining motorists since 1984, his popularity has rocketed due to the internet. Inspired by an old set-up on TV classic Candid Camera, Mr Lepore began adding fancy footwork and flamboyant arm movements to his traffic direction.

'I saw Candid Camera and I thought. 'Gee, maybe tomorrow I'm going to try a couple of spins and hand movements... But I didn't know if my bosses were going to like it,' he said.

However, with positive feedback from amused motorists, police chiefs allowed him to carry on. Drivers not completely distracted by his act will find themselves directed just where they want to be.

'I've had people come down and film me and say, "You're really directing traffic,"' he told local television show The Rhode Show.

The Vietnam veteran has had his share of serious police work, spending nine years on night duty in Providence and being decorated for valour in the line of duty. He once saved two teenage girls by diving into the freezing river after their car overturned into the water. On another occasion he pulled workers from the rubble of a building levelled by an explosion - just in time to save them from a second blast.

But a transfer to day duty and directing traffic left him bored, he says. Three years after inventing his trademark dance routine, Mr Lepore retired and went into catering with his brother, but in 1992 a local newspaper interviewed him for a 'Whatever happened to' feature.

Soon he was invited by the mayor to reprise his act specially for the Christmas season - and he's still doing it today

Cibubur Development

Cibubur

This location is more and more becoming favorite place to live and work.
Price for land and houses are increasing every year.
In 2007, price for land ranges from Rp 900,000 to Rp 3,5 million per m2, depending on location and cluster. In 2008, the price has increased from Rp 1,1 million to 4 million per m2.


Kota Wisata, one of the most favorite housing complex in Cibubur also offers many amenities and facilities such as schools, praying places, sport complex to recreational parks. Almost 50,000 people comes to Kota Wisata during the weekend/ public holiday.

We can see the newest clusters in Kota Wisata, Hacienda and Coatesville marketed since Oct 2009, consist of 200 units. Now the price varies from 947 million to 1,8 billion rupiahs.

 Citra Gran also experience the samething. Price for the land has increased in one year from 1,1 million per m2 to 1,6 million per m2.

In the future, it's predicted that prices for land and houses in Cibubur will skyrocket with government's plan to build toll access JORR II connecting Cibubur to Cikampek toll road on the Eastern part and Serpong, Tangerang, Airport on the western part. The price might increase 20% in a year, but the main problem that need to be improved is the road access and traffic problem around Cibubur.

New Cluster, New Residential Areas in Cibubur

No one disagree that recently Cibubur has become one of the most potential housing complex around Jakarta. Starting for elite housing complex such as Citra Gran, Legenda Wisata and Kota Wisata to small housing complex such as Sriwedari or the Address, Cibubur offers so many facilities and benefits.

The main problem for Cibubur to develop more in the future is the road access to Jakarta. Almost everyday we can see the traffics are getting worse, especially on jalan Transyogie.

One main problem is the circle around Cibubur Junction:
- Many public transportation just stick around without obeying the traffic regulations
- Police are small in quantity to face such traffic jam
- Private cars are dominant with only 1 driver one car....

The next problem to go to Jakarta is the Tman Mini Toll Gate, we can see such a long que from Cibubur everyday and it can takes more than 30 minutes just to wait paying the toll.

I wish this problem can be handled as soon as possible. Cibubur can develop more and more if we have good access, good infrasytructure, nice neighbourhood and green areas.

What a sunny day today, even we are in eraly December, the sun still shine so bright in the morning. For those who have houses facing to the east....blessfull shiny sunlight will go straightly to your house. Anyway....I just want to share some information on KPR. here are some tips on decideing which banks you want to have for your KPR guarantee.

- Don't judge the bank by its rate. Some banks offer lower rate for its first years, but some banks might have lower rates on the years ahead, eventhough they can't offer you lower rate on the first year.
- Always calcalute your income to pay monthly installment including simulate the rate for the coming years, you will be surprised to find how much you are paying. In the early years of installment you are paying interest bigger thatn its principal.
- Take a bank which has good reputation
- Make sure everything is black and white
- Make sure, the lawyer, the bank and the developer have the same perception on how and how long you taking the KPR.

Monkeys a handful at Cibubur urban forest

The Indonesian Scout Camping Ground and Tourism Complex, Buperta Pramuka, in Cibubur, to the south of Jakarta, is one of few urban forests close to the capital city.

The 210-hectare site is surrounded by low-lying forest, agricultural land, swamps and a freshwater lake. It is a popular camping ground for school and university students and members of the scout movement at weekends and on school holidays.

The land occupied by Buperta Pramuka, which was inaugurated on August 14, 1973, borders with Bogor regency and is a water catchment.

Visitors can easily see various species of birds and insects, but reptiles, such as lizards and cobras, green snakes and pythons, are harder to spot. Buperta Pramuka is now also home to quite a large group of long-tailed monkeys (Facaca fascucilaris).

Boeddy S. Erawan, 60, coordinator of the staff experts of Buperta Pramuka said that there were about 200 monkeys living in the camping grounds.

""They are found in four locations. Two groups of some 60 monkeys live around the entrance gate and in the parking area. Two smaller groups, of some 40 monkeys each, are found around the lake and in the fishing area.

""Two smaller groups have also been sighted around the forest and in the employees housing complex,"" said Boeddy, who, five years ago, was deputy head of Buperta Pramuka.

As far as he could remember, Boeddy said, the monkeys first appeared in the area in the early 1990s. No one knew how they got there, but the forested area not far from the information center soon became their home.

""There were no more than 10 in total. The management gave them food like bananas, papaya, corn or sweet potatoes every day,"" Boeddy said.

Also, plenty of food suitable for monkeys such as sapodilla, rose apples and mangoes was there for the picking. ""The management no longer feeds the monkeys because there are over two hundred of them now,"" he said.

Incoming monkeys left by public

Later, other monkeys were introduced to the area by members of the public, Boeddy said. The owners left them covertly at the entrance gate or near the fence in the forested area close to the Jagorawi toll road. They were left there without the permission of Buperta Pramuka management. These newcomers, however, have not been made to feel welcome.

""If you see a group of these primates chasing a monkey, you can be sure that someone has just left it in this area. Many newcomers have been wounded or even killed by the old 'residents',"" he said.

Many people have left their monkeys in Cibubur forest following the government's campaign against illegally kept monkeys. ""Not only black or gray long-tailed monkeys but also short-tailed macaques have been left here,"" he said.

He added that the presence of monkeys in this area was troublesome for the management and also for visitors, who total some 10,000 to 15,000 people a week.

""The management of the area does not really understand how to handle and control the monkeys as their number continues to grow. If they are hungry, they will bother the visitors or leave this area.""

Some monkeys, he said, had caused trouble for people living in the employees' housing compound. ""Luckily, many visitors have food for them, such as bread, nuts, biscuits and bananas. Food is also thrown from cars to the monkeys at the front gate, near the toll road,"" he said.

In 2004, he said, the management reported this matter to the Jakarta office of the Natural Resources Conservation Agency (BKSDA) of the ministry of forestry. However, they did not get any response.

The management has also written a letter to the management of Ragunan Zoo in Pasar Minggu, asking for help to handle the monkey problem.

""However, the zoo simply carried out a survey here,"" Boeddy said. ""I once suggested that the monkeys be moved to other places, but we don't have the money and don't know the correct way to do that,"" he said, adding that nobody had tried to hunt or disturb the monkeys staying in the camping ground.

Primatologist from National University Jakarta, Drs. Imran SL. Tobing, Ssi, said that long-tailed monkeys were not protected by the government.

Hardy survivors

They are found in Sumatra, Java, Bali, Nusa Tenggara and Kalimantan. In some areas, they are considered a pest as they often damage people's plantations. Long-tailed monkeys are greedy creatures,"" he said. ""They are omnivorous -- fruit, the tips of leaves, people's leftovers and even trash -- it's all tasty to them,"" Imran said.

They are superior to other species of monkeys in that they can survive virtually anywhere.

They live in groups and will split into smaller groups if their own group has become too big. In the forest, they are preyed upon by tigers, hawks, owls, monitor lizards, snakes and human beings.

If they live near urban areas, they are threatened by only a few predators. Undomesticated animals like monkeys play an important role in nature. They spread plant seeds, said Imran, who is a lecturer of animal ecology at the National University school of biology.

Over the past decade, the number of long-tailed monkeys has increased very rapidly. The management of Buperta Pramuka does not allow these monkeys to be disturbed or taken away. The gray long-tailed monkeys can be seen between 6 a.m. and 9 a.m. and also between 3 p.m. and 6 p.m.

They run about looking for food or play around the front gate, the parking ground, the yard of the information center or in the garbage dump.

Many of them gather by the roadside, looking for food or chasing one another, hopping from one branch to another or even running along electricity cables.

Most of the monkeys are tame and not scared by the presence of human beings.

They will often approach people who are carrying food or a drink. Scores of them will move closer and closer, lured by the smell or shiny packaging of food items

Why the hell there are some idiots that thought Cibubur isn’t part of Jakarta? If Cibubur not part of Jakarta, how come my address is Cibubur, Jakarta Timur 13720. Not that I’m proud of Jakarta, I’m not too excited live in Jakarta, especially if Jakarta have a cagey governor, Sutiyoso.

When Jakarta drowning by flood in 2002, people request Sutiyoso to resign his position, and I still remember what Sutiyoso said in TV to defend himself. He said “Saya tidak akan berhenti dari posisi gubernur Jakarta jika Jakarta masih banjir (I won’t resign from governor position if Jakarta still have flood)”. And he did!!! He never resigns from his position, by keeping Jakarta having flood again in 2007! Almost all over Jakarta drowning, many people cannot go work because their house is drowning or the flood also attacks their access to office. And no wonder another Sutiyoso’s big plan, “Transjakarta Bus Way” that has been recently launched suddenly stopped their operation when flood attacks.

Thank God Cibubur is safe from the big flood, although it was isolated because every access to Jakarta is drowning. Maybe some idiots don’t admit that Cibubur is part of Jakarta because Cibubur is not drowning from flood. That’s why people thought that Jatiwaringin (my brainless ex boyfriend’s home) or Jatiasih are part of Jakarta because that place definitely attacked by flood, whereas it isn’t part of Jakarta but it is in West Java.

People sometime mixed up between Cibubur and Cileungsi. Cibubur is in East Jakarta, while Cileungsi is in Depok that is in West Java. But not everybody known Cileungsi, so people in Cileungsi usually said that they live in Cibubur. And also because many real estate in Cileungsi using the word Cibubur to locate their place, such as Kota Wisata, Legenda Wisata, Raffles, Sriwedari, The Address etc, they usually adding the word Cibubur in their real estate name. Plaza Cibubur and Cibubur Junction, these two big shopping malls also using the word Cibubur, but actually both of it are domicile in West Java not Jakarta.

Even Cibubur did not experience how to overcome flood, I still have empathy to those people that their home is drowning by flood. While Sutiyoso just laughing and said that flood is usual, because flood not only attack Jakarta but also attacked other city in Indonesia. Wow, how could he said that and defend himself about his disability maintaining Jakarta to be a beautiful city. He doesn’t event make effort to prevent Jakarta from flood and make this catastrophe to be a usual routine event.

So, do I proud to be Jakarta’s citizen? I don’t think so, but what can I say, Cibubur is still part of Jakarta… Like it or not, I’m still living in Jakarta.

17 teams to join Jakarta International Cricket sixes

As we might not aware, Cibubur is one of the most potential sport places in Jakarta and it's suburbans. As we can see Jakarta International Cricket sixes was played in Cibubur.

JAKARTA: The 14th edition of the Jakarta International Cricket sixes will be played this weekend.

The 14 participating teams including seven from Malaysia and Singapore, are split into two groups and will compete in a round-robin of matches on Saturday.

The tournament, which is being organized by the Jakarta Cricket Association (JCA), will be held at the Imperial Golf Club Cricket Ground in Karawaci, and the Crown Ceylon Cricket Ground in Cibubur, which will also host the finals on Sunday afternoon.

Defending champion Spirits Singapore is placed in pool A of the tournament.

"We have tried our best to make this edition packed with Cricket, and each team will play a minimum of seven games and up to nine for the two finalists" JCA president Avakash Lohia said in a press release. "Sixes cricket is part of the evolving nature of cricket whereby games are shorter, following last year's acceptance by the International Cricket Council of the T/20 form of Cricket," he said.

"Coming close on the heels of the tour of the MCC to Indonesia, where they played three one-day games against the JCA President's XI, the sixes tournament will be more of a festive affair compared to the serious cricket played by the visiting MCC team from Lords, England." The JCA league is played year round and comprises members from cricketing countries as well as locals. -JP

Traffic and Rain

Traffic and Rain are actually two different things, but here in Indonesia, especially Jakarta, they have a very closed and unique correlations. As we have already known, traffic around Jakarta including Cibubur area is so bad during the rush hour time. Cars are queing for kilometres on the road and every crossroads in Jakarta. In Cibubur, Transyogie road has it's traffic jam in the morning and in the evening.

Finally, rainy season is here... and once it has rained we can see that traffic is getting worse.... that's the correlation...

The hot topic that has been rising recentyly amongst those who live in Cibubur area is Termites or in Indonesian we call it Rayap. The termites are a group of small insects that distract dan ruin all things made of woods, including the tree-wood itself the source of man-made-wood.

Traffic congestion is a nightmare for residents of Jakarta. With productive time being wasted on the road, an inability to spend time with the family, increasing fuel prices and a lack of comfortable public transportation, people living in the suburbs of Jakarta are facing difficulties.

Living in an apartment close to your workplace, school or shopping center is the dream of most Jakartans. That's why the construction of apartment buildings has been favorably welcomed by the government, major developers and the broad community.

Indeed, living in an apartment has recently become a lifestyle phenomenon. Facts show that the construction of apartments is gaining intensity and frequency from year to year.

Most of the projects launched in the second quarter of this year were government-subsidized apartments. As sales prices are set by the government, this type of residence is not immediately affected by increases in the prices of building materials and fuel. They continued to enjoy high take-up due to their attractive prices. Challenges, therefore, emerged for developers to deliver these projects with many constraints.

A number of apartments within mixed-use developments continued to be launched, following our outlook in the previous periods. Exclusive upper-segment apartments with a limited number of units were also seen entering the pre-sales market.

The majority of existing apartments were still coming from middle segment developments, which represent approximately 62.5 percent of the total existing units. Meanwhile, the proportion of upper segment developments increased significantly by 3.8 percent.

This quarter saw several newly launched apartment projects such as Ancol Mansion, Casa Grande (Kota Kasablanka), Eastonia Apartment, Kebagusan City (Tower B, C), 1@Cik Ditiro, St. Moritz Penthouse and Residences, The Stupa, Tiffany (Kemang Village), and Ambassade (Tower B).

Most of these proposed projects targeted the middle- and upper-class segment. The review quarter was also marked by the launch of more subsidized apartments such as Apartemen Cibubur Village, Sentra Timur Residence in Cakung, Kalibata Residence, Tanjung Kalibata and Menara Kebon Jeruk. These projects brought the total proposed supply as of the second quarter to 57,070 units that will gradually enter the market by the end of 2011.

Meanwhile, a number of projects were also completed during this period, mostly targeted at the middle- to upper-class. The new completed apartments are Eminence, Hampton's Park (Tower C), Marbella Kemang Residences (Tower B), Mediterania Garden Residence 2, Kempinski Private Residences, Cik Ditiro, Salemba Residences, Patria Park and Mediterania Marina Residences (Tower D).

These new deliveries brought the cumulative supply of strata-title apartments to 65,916 units, an additional 6,487 units from last quarter.

This extraordinary growth shows that investment in apartments is quite attractive. However, attention to location is necessary. Location and location: this is the convention in the property world in general.

That location is very important is evident from the fact that the rent of a number of apartments built in choice locations quite a while ago can still compete with the rental rates of newer apartments. Another reason the rent remaining competitive despite a building's age is that it is managed by an established property management company.

In general, an investor must decide whether to invest short or long term. This decision is important in determining the most suitable type of apartment to invest in. If you wish to invest short term, it is better to buy an apartment off the plan, or during the pre-sales period, because its price will rise 20 to 25 percent between the building's launch and completion of construction. In this way, as an investor, it is possible to get a capital gain when re-selling the property. The time between the pre-sales period and launch is between two and 2.5 years.

However, when planning to invest long term, the apartments can be lease out to enjoy quite a good yield. It is true that the rental rate cannot be too high. In general, the monthly rent per unit is generally no more than US$2,500 unless the unit is in a prestigious property project or is strategically located. The market share for premium class is quite limited as the tenants are usually embassy people or CEOs of multinational companies in Jakarta. However, as the average yield is 8 percent per year, leasing out an apartment is still more profitable than depositing your money in a bank, which carries interest of only 5 to 6 percent per annum.

However, once again, aside from location, the credibility and reputation of the property management handling the apartment block must be taken into consideration.

The recent trend is the construction of what is known as a "green properties" or property projects that have fewer impacts on the environment. As urban land is very limited, land prices are high and the environment is experiencing degradation (flooding, clean water scarcity, air pollution), the development of an integrated area of green apartments is a breakthrough in urban development. Of course, this aspect is a plus point for the apartment products concerned.

It may be said that investment in the apartment sector will remain promising for the next few years. It is you who must decide whether to invest short term or long term, as both have their pluses and minuses.

Weekend in Cibubur

Palnning to go to Cibubur again this weekend, despite the rain hitting Jakarta this week, Cibubur still offers nice and cool weather to enjoy.
Might have lunch at Gado-gado Boplo or Nyonya Suharti and might visit some nice park in Kota Wisata dan Legenda Wisata, looking ath the nice houses along Citra Gran too and its new clusters.

BORR (Bogor Outer Ring Road)

Bogor residents looking ahead to new toll road

Bogor residents say they expect the Bogor Outer Ring Road turnpike, connecting West Sentul to Kedunghalang, to be opened soon as it will shorten the one-hour trip to only 10 minutes.

"I really hope the toll operator will start up the BORR as soon as possible so that we can shorten the hour-long trip to only five to 10 minutes," said Ai Kartika, a resident of Tanah Baru in North Bogor, adding she had tried the new route on a trial run during Idul Fitri holidays in September.

"Without the toll road, we have to take the long route through a toll gate near the Baranangsiang bus terminal," she added.

Abah Kences, a resident of Cimanggu, Tanah Sareal, was just as hopeful.

"Besides making the West Sentul-Kedunghalang trip shorter, the BORR can also reduce traffic jams in Bogor municipality, especially around the botanical garden, and help clean up the air around the area," he said.

Dede Mulyana, 30, from Tanah Awi village in Tanah Baru, said his parents had been well compensated for their 1,000-square-meter plot of land that the government acquired for the new toll road.

"We agreed to sell because it was part of the government's plan," he said.

"Besides, my parents received Rp 450,000 per square meter in compensation back in 2008. With that money they've now bought another plot of land in Ciluar *in Bogor regency*."

Dede's own land of 500 square meters is set to be acquired by the government for a toll road artery this year. The land currently houses a garage and motorcycle accessories store.

"I really hope the price *for my land* is higher than last year, so I can buy another property with the money," Dede said.

Poncoyono Sudiro, from BORR operator PT Marga Sarana Jawa Barat, said construction of the new 4-kilometer-long toll road was now in its final stages.

"We're currently in the middle of the handover process from the toll road contractor, PT Adi Karya," he said.

"We hope to have the process finished by the end of October.

"After the handover process, we'll send the report to the Indonesian Toll Road Authority *BPJT*, so that they can conduct their month-long propriety test," Poncoyono added.

When asked about the likely tolls on the new turnpike, Poncoyono said it would be up to the BPJT to draw up the guidelines.
