December is here.....that means Christmas and New Year is around the corner.
I just wonder where I can spend long Holiday in Cibubur?...well....

There are alot of recreational parks around...one of them is Taman Buah Cileungsi.... another famous one is Kota Wisata with its Kampoeng Cina and Amusement Park.....

Anyway...welcome to Cibubur...and enjoy yourself

Cibubur

This location is more and more becoming favorite place to live and work.
Price for land and houses are increasing every year.
In 2007, price for land ranges from Rp 900,000 to Rp 3,5 million per m2, depending on location and cluster. In 2008, the price has increased from Rp 1,1 million to 4 million per m2.

Kota Wisata, one of the most favorite housing complex in Cibubur also offers many amenities and facilities such as schools, praying places, sport complex to recreational parks. Almost 50,000 people comes to Kota Wisata during the weekend/ public holiday.

We can see the newest clusters in Kota Wisata, Hacienda and Coatesville marketed since Oct 2009, consist of 200 units. Now the price varies from 947 million to 1,8 billion rupiahs.

 Citra Gran also experience the samething. Price for the land has increased in one year from 1,1 million per m2 to 1,6 million per m2.

In the future, it's predicted that prices for land and houses in Cibubur will skyrocket with government's plan to build toll access JORR II connecting Cibubur to Cikampek toll road on the Eastern part and Serpong, Tangerang, Airport on the western part. The price might increase 20% in a year, but the main problem that need to be improved is the road access and traffic problem around Cibubur.

New Cluster, New Residential Areas in Cibubur

No one disagree that recently Cibubur has become one of the most potential housing complex around Jakarta. Starting for elite housing complex such as Citra Gran, Legenda Wisata and Kota Wisata to small housing complex such as Sriwedari or the Address, Cibubur offers so many facilities and benefits.

The main problem for Cibubur to develop more in the future is the road access to Jakarta. Almost everyday we can see the traffics are getting worse, especially on jalan Transyogie.

One main problem is the circle around Cibubur Junction:
- Many public transportation just stick around without obeying the traffic regulations
- Police are small in quantity to face such traffic jam
- Private cars are dominant with only 1 driver one car....

The next problem to go to Jakarta is the Tman Mini Toll Gate, we can see such a long que from Cibubur everyday and it can takes more than 30 minutes just to wait paying the toll.

I wish this problem can be handled as soon as possible. Cibubur can develop more and more if we have good access, good infrasytructure, nice neighbourhood and green areas.

Intermezzo for Today - KPR Banks

What a sunny day today, even we are in eraly December, the sun still shine so bright in the morning. For those who have houses facing to the east....blessfull shiny sunlight will go straightly to your house. Anyway....I just want to share some information on KPR. here are some tips on decideing which banks you want to have for your KPR guarantee.

- Don't judge the bank by its rate. Some banks offer lower rate for its first years, but some banks might have lower rates on the years ahead, eventhough they can't offer you lower rate on the first year.
- Always calcalute your income to pay monthly installment including simulate the rate for the coming years, you will be surprised to find how much you are paying. In the early years of installment you are paying interest bigger thatn its principal.
- Take a bank which has good reputation
- Make sure everything is black and white
- Make sure, the lawyer, the bank and the developer have the same perception on how and how long you taking the KPR.

Traffic and Rain

Traffic and Rain are actually two different things, but here in Indonesia, especially Jakarta, they have a very closed and unique correlations. As we have already known, traffic around Jakarta including Cibubur area is so bad during the rush hour time. Cars are queing for kilometres on the road and every crossroads in Jakarta. In Cibubur, Transyogie road has it's traffic jam in the morning and in the evening.

Finally, rainy season is here... and once it has rained we can see that traffic is getting worse.... that's the correlation...

Protect your House from Termites = Rayap

The hot topic that has been rising recentyly amongst those who live in Cibubur area is Termites or in Indonesian we call it Rayap. The termites are a group of small insects that distract dan ruin all things made of woods, including the tree-wood itself the source of man-made-wood.

There are two type of Termites:
- Drywood Termites (Rayap Kayu Kering)
- Subteranian Termites (Rayap Tanah)

and the most dangerous ones are Subteranian Termites, because they have their own hive under the ground and it is not easy to fight against them.

To protect your house and some wood-made furnitures, you may able to use chemicals, technology or even natural way...even though it's unlikely to happen :-)

Who doesn't know Cibubur? Cibubur property has been on of the best areas for supporting Jakarta. Property property and property is always heard once you are in Jakarta, but of course housing and land are affordable outside Jakarta and one of them is Cibubur.

Cibubur is heading to large City

What I write as a header today is "Cibubur is heading to large City". Soon it will come true. After several times visiting this area, I like it. Many housing estates are actually quite good enough in term of facilities and comfort zones.

Cibubur (West Java Province) is surely one of the best area that support Jakarta. One thing that makes me a bit disappointed is the traffic, it similarizes Jakarta. But of course if I see it from my point of view...discipline is number one to be applied to all people commuting from Cibubur to Jakarta and vise versa.

Restaurants, hotels, shopping centres, shops ,hospitals, schools, business owners and some big and small companies are all around this area now. They make the place become 'alive'

One bad thing when all this good things happened is pollution and traffic.

Fortunately, Kota Wisata or Legenda Wisata and some housing estates such as Citra Gran dan Raffless Hills provide their area with beautiful, comfort park. Kota Wisata even has it's own recreational park with small lake inside the housing complex.

Well....I wish this development will go on and on...but of course the disciplines on traffic regulations and hospitality will surely bring this area to become one of the best places outside Jakarta to live, work and study.

Cibubur Prospects in the future

As Jakarta is developing very fast, nearby areas are expected to support Jakarta in so many ways. Transportations and social facilities are necessary to be built around those areas. One potential area that has been developing so phenomenal and fantastic is Cibubur area. This area is only about 25 km away southern Jakarta and under Bekasi local government administration.

There are so many housing estates in this area, starting from the one that provide lower class housing until the one with midlle-up classess. Hospitals and education infrastructures such as schools have been built around the area. Shopping malls with many big tenant have also occupied some areas in Cibubur.

As for recretional areas, one can visit Taman Buah Mekarsari in Cileungsi, which is not too far from Cibubur. Kota Wisata, one of the biggest property estate also provide recreational park for children playground as well as shopping places.

Undoubtedly, in near future this area will be large and independent city outside Jakarta which provide everything people's need.

Tol Cimanggis

Ternyata melewati tol cimanggis sangat mudah. Disepanjang jalan menuju tol cimanggis dari arah alternatif Cibubur memang tdk sebagus jalan Transyogie. Namun bagi yang ingin menghindari kemacetan di jalan Trans yogie, jalur ini bisa menjadi alternatif. Memang jalannya tidak sebagus dan selebar Transyogie, tapi worth it-lah kalau menghindari macet di transyogie, ditambah lebih cepat menuju tol Jagorawi. Bisa dicoba.

Premanisme di Cibubur

Hari minggu kemarin (8/11/09) saya bertemu dengan salah seorang penghuni di cluster Castle Garden di linkungan Citra Gran. Menurut mereka tidak pernah ditemui premanisme yang pernah saya sampaikan dalam label opini mengenai premanisme di Cibubur. Semua berjalan lancar2 saja, mulai dari renov rumah juga tidak pernah ada masalah. Security dan keamanan cukup bagus.

Cibubur Junction

Kalau menurut gua sih, biang kemacetan di Cibubur terletak pada daerah Cibubur Junction. Daerah tersebut seperti bottleneck, karena hampir semua kendaraan akan melewati daerah sana. Apabila ada pengaturan yg lebih baik di daerah cibur junction, misalnya:
- ANgkot tdk boleh ngetem sembarangan
- Dibuatkan jembatan penyeberangan untuk para pejalan kaki

Mungkin jalanan akan lebih lancar. Terus terang daerah Cibubur sangat potensial untuk kedepannya, namun jalanan yg macet menandakan akses yg masih kurang ramah terhadap waktu perjalanan para komuter.
